A Home Inspection is a professional, objective, visual examination of the condition of a home/property. For a buyer entering the marketplace it is a way to gain valuable information about their potential investment. It should help to determine whether there are any deficiencies that may indicate major defects or systems at the time of purchase.
In most cases a home Inspection is performed after a sales contract, conditional upon a satisfactory Inspection, has been accepted by the seller. We can usually arrange an immediate Inspection (or within the next few days). As a buyer, you are always encouraged to attend the Inspection to get an understanding of the building’s internal workings. It also presents an opportunity to discuss your concerns and potential changes that you may wish to make to the property.
We also undertake tenant/landlord dispute Inspections; this is a valuable service for tenants involved in litigation with landlords involving maintenance, damage, or repairs to a rental property.
Coast Mountain Home Inspection tries to highlight the positive aspects of a property. Many of our observations or recommendations may help to dispel any anxieties you may have about the property at this often a stressful time. We will also hope to outline any useful maintenance/repairs that will keep your home in good condition.
Our service to you is primarily one of education. Our goal is to give you a better understanding of the physical condition of the property so that you can make a well-informed decision. We will also endeavor to keep our findings in perspective…after all a cracked pane of glass does not have the same implications as a cracked heat exchanger on a furnace. We will furnish you with a complete computer generated report, giving you the options of a full on site report, summary report, or email delivery, all within a few hours.
Remember this is not an appraisal, an environmental audit, warranty or building code Inspection; however, we do have access to the latest BC Building Codes and can give some guidance in this area.
Our Inspections cover all the major systems of the property including structure, exterior, roofing, electrical, heating, cooling, insulation, plumbing, and interior components. Coast Mountain Home Inspection follows the CAHPI® (Canadian Association of Home and Property Inspectors) standards of practice. This ensures a consistent approach to reporting, and gives you a good framework as to what is incorporated within the report.
In order to make sure that the day of your home inspection goes smoothly, we recommend the following:
- All utilities should be turned on prior to the start of the inspection (electric, water, and gas).
- All pilot lights should be lit.
- Storage and clutter should be moved or removed to allow access into all areas.
- Confirm with the seller and/or real estate agent to allow access to the property.
- Wear comfortable clothing and shoes.
- Bring any questions or concerns that you may have about the house to discuss with your licensed inspector. If the property is part of a ‘strata’, bring the maximum amount of strata minutes (minimum 2 years worth).
We will arrive on-time, please be ready for us to inspect your home. We will take all notes necessary and follow-up with a detailed report that documents the condition of the property at the time of the inspection. Consumers should be very careful when shopping for a building inspector. The industry is now regulated but unlicenesed practioners are still offering "contractor walkthrough Service".
