The purchase of a home is most likely the biggest investment you’ll make in your lifetime. We provide you with information that will help you make the wisest investment choice.

We inspect all major systems and components of the subject property; a typical house inspection takes between 2 1/2 -3 hours. It is strongly recommended that you attend at least a portion of this inspection to get a better understanding of the inspection process. This will also give you the opportunity to discuss any issues or concerns.

In our non-destructive home inspection we cover the following:

  • STRUCTURAL SYSTEMS: including foundations, wall, floor, and roof structures.
  • EXTERIOR: including exterior finishes, decks, eaves and soffits, grading, driveways, and walkways.
  • ROOF SYSTEMS: including roof covering, roof drainage, flashings, and skylights. 
  • PLUMBING SYSTEMS: including interior supply/distribution, water heaters, vent systems, and drainage.
  • ELECTRICAL SYSTEMS: including service drops, entrance conductors, panels, grounding and a representative number of lights and outlets.
  • HEATING SYSTEMS: including installed heating equipment, vent systems, and energy source.
  • AIR CONDITIONING SYSTEMS: including installed central cooling equipment.
  • INTERIOR: Including walls, ceilings, floors, steps, stairways, doors, and windows.
  • INSULATION and VENTILATION: including insulation and vapor retarders in unfinished spaces, and ventilation of attics and foundations.                                                        
  • All reports follow CAHPI® standards of practice to ensure consistent reporting of your home’s systems and components. You will receive a customized report with pictures, in an easy to understand format with lists of possible defects. The defect list includes diagrams explaining each defect. The report also contains recommendations of useful upgrades to the property; and, live links within the report direct you to relevant databases that offer extremely useful information. 

    We endeavor to give you an honest report of our findings. We keep things in perspective where deficiencies are found; however, we also like to make you aware of positive aspects of the property. If any unsafe or hazardous items are found, Coast Mountain Home Inspection’s report will tell you in plain English. We will highlight all items that require further evaluation. 

    We offer flexible options for on-site home inspection report delivery. You can choose from hard copy on-site delivery, e-mail delivery, or download the report (with your login information from our website) all within a few hours of the actual inspection.     Home Seller Inspections

    We also undertake pre-listing inspections for home sellers; this is a valuable service allowing you to market your property with confidence. You don’t have to worry about last minute defects that could hinder a smooth transaction. A pre-listing inspection gives you the option to make improvements, or be ready for negotiation. The report process follows the same stringent guidelines as the buyers’ reports. You will receive a full color digital report within hours of the inspection.
